Inkerman Gardens

Inkerman Gardens will form a new residential neighbourhood at Camden Film Quarter, creating a welcoming gateway from Kentish Town with new homes, green spaces and community uses.

The development includes three residential buildings providing 245 homes, with 50% affordable housing, helping more people to live locally. The mix of homes has been designed to meet local needs and align with Camden’s planning policies. There are 123 affordable homes, of which 33% are one-bedroom homes, 42% are two-bedroom homes and 25% are three-bedroom homes.

In addition to homes, the ground floor includes a range of community and local uses, such as:

  • Community space

  • Flexible café or restaurant spaces

  • Studio and workspace uses

A double-height space on the eastern side creates an active frontage onto the street and park, while a larger flexible space opens directly onto the central garden.

Building heights range from 5 to 16 storeys, stepping down towards the south to reflect the scale of the nearby school and conservation area. The architecture draws on local materials and detailing, creating a character that feels in keeping with the area.

Front doors and windows face onto the street, helping to create a more active and welcoming street scene, with views into the central garden.

A Green and Welcoming Setting

The buildings are set back from Holmes Road to allow for wider pavements and new landscaped gardens, helping to create a greener and more pleasant street.

At the heart of the development is a central garden, visible from the street and designed as a shared space for residents to relax, meet and spend time outdoors. This is supported by planting, seating and clear pathways that connect through the site.

Holmes Road and Spring Place will be transformed into more pedestrian-friendly streets, with improved landscaping and stronger connections to the surrounding neighbourhood.
