About the Project

Camden Film Quarter is a proposed new neighbourhood in Kentish Town that will bring together world-class film and television studios, new homes, creative workspaces, education facilities and public green spaces. The vision is to create a vibrant mixed-use district where people can live, learn, work and create, helping position Camden at the centre of the UK’s growing screen industry.

The project is located on the Regis Road industrial estate in Kentish Town, within Camden’s designated Regis Road Growth Area. The site sits between Kentish Town Road, Holmes Road and Hampstead Heath, with excellent connections to central London and the wider region.

Camden has identified the Regis Road area as an opportunity for comprehensive regeneration through planning policy and local consultation. Kentish Town is already home to thousands of creative businesses and a diverse community, making it an ideal location for a new creative district focused on film, television and digital production.

Today the area is largely made up of industrial yards, depots, warehouses and recycling facilities. While these uses have served the area for many years, much of the land is underused and poorly connected to surrounding neighbourhoods.

Planning guidance from Camden identifies the Regis Road Growth Area as a key opportunity to deliver new homes, employment space, community facilities and improved public connections. Redevelopment will transform the area from an isolated industrial estate into a new mixed-use neighbourhood that is better integrated with Kentish Town.
The Studios

The studios will be used for film, television and digital content production, supporting activities such as filming, set construction, post-production and creative collaboration. They will also sit alongside education facilities and creative workspaces, creating a connected ecosystem for the screen industries.

Film studios at Camden Film Quarter are designed using a “stacked studio” approach, where large sound stages are arranged across multiple levels to make the most efficient use of limited urban space. This approach uses advanced acoustic isolation and vibration control so each stage operates independently. Stacked studios are already being delivered successfully in cities like New York, including the recently completed Wildflower Studios in Queens, demonstrating how modern studio design can work effectively in dense urban environments.

Studio servicing and operational parking will be provided within the development itself, with dedicated logistics areas and large goods lifts designed to move equipment directly to sound stages. This consolidated approach allows productions to operate efficiently while reducing the need for vehicle movements around surrounding streets.

Community and Local Area

Yes. Camden Film Quarter aims to create a wide range of jobs, training opportunities and career pathways, both during construction and once the studios and businesses are operating. When it opens, the types of jobs will range from hospitality, carpentry, plumbing and plastering to hair and make up, set design and production. The project will work with local schools, colleges and community organisations to help connect Camden residents with opportunities in the creative industries and related sectors.

The Regis Road area currently contains a range of industrial businesses. Camden Council and Yoo Capital have been working with landowners and occupiers to understand their needs and explore options as the area evolves. The wider masterplan aims to support employment and ensure businesses have opportunities within the future vision for the area.

Yes. Yoo Capital has committed to delivering 50% affordable housing on the land under its control, in partnership with housing provider Places for People and Camden Council. This includes a mix of tenures, with around 60% of the affordable homes delivered as Social Rent or London Affordable Rent, helping meet Camden’s urgent housing needs.

Yes. The proposals will create almost two acres of new public green space, including a landscaped public park and new pedestrian routes through the site. These new streets, squares and green spaces will open up an area that is currently closed off, improving connections between Kentish Town, Gospel Oak and Hampstead Heath while creating places for people to meet, relax and enjoy the neighbourhood.

Camden Film Quarter is designed to bring clear, everyday benefits to people who live and work in Kentish Town and the surrounding area.
Local residents will have access to new parks and green spaces, open all year round - places to walk, relax and spend time with others. These spaces will also host regular events and activities, including free community programmes, so there is always something happening locally.
Getting around will be easier, with improved walking and cycling routes connecting Kentish Town to Gospel Oak and Hampstead Heath.
The development will provide new homes, with 50% classed as affordable, helping more people to stay in the area. It will also offer flexible workspace and co-working facilities, giving local residents and businesses the opportunity to work closer to home and be part of Camden’s growing creative community.
As more people live and work in the area, local shops, cafés and services will benefit from increased footfall, helping to support Kentish Town’s high street and wider economy.
There will also be education and training opportunities for local young people, delivered in partnership with organisations such as the London Screen Academy and the National Film and Television School. These partnerships will work alongside existing local schools, creating links, sharing opportunities and helping more young people access pathways into the creative industries.
There will over 2 acres of new public open space, including Western and Eastern Parks. Along with public art, murals, and installations celebrating Camden’s heritage.
Overall, Camden Film Quarter will open up a previously closed site and turn it into a place that supports local life - with new spaces, opportunities and investment that benefit the community day to day.

The project is being developed by Yoo Capital, working with a range of partners including:

Subject to planning approval, construction could begin from 2027, with the first phase expected to complete around 2030. Development of the wider area may take place over a longer period as other landowners bring forward their sites in line with the masterplan vision.
