Masterplan vision

Camden Film Quarter is an ambitious plan to transform the Regis Road industrial area of Kentish Town into a vibrant new creative neighbourhood. The vision is to create a UK-first film studios hub in the heart of the city, capitalising on Camden’s creative talent and bringing opportunities to the community.

In line with the community-led Kentish Town Planning Framework (2020), the project will deliver an innovative and sustainable integrated quarter – with film and TV studios, creative workspaces, high-quality new homes (50% affordable), green public spaces and improved connections. This formerly cut-off, unwelcoming site will be reborn as a greener, welcoming space that bridges Gospel Oak and Kentish Town, becoming a beacon of creativity, providing much-needed affordable homes, good jobs and community opportunities.

In April 2023, Yoo Capital acquired the land at the Holmes Road Depot and Regis Road Recycling Centre on a subject to planning basis. This means that Yoo Capital will own the land if and when planning permission for a development is approved.

The Camden Film Quarter Masterplan Vison has informed the Regis Road Area Guidance Supplementary Planning Document (SPD) adopted by Camden Council in March 2025. This SPD forms part of the Camden Local Plan (2017) and is an addendum to the Kentish Town Planning Framework (KTPF) (2020).

The SPD builds on the policies and priorities in the adopted Local Plan to guide future development, investment and infrastructure in the Regis Road Area and help deliver comprehensive regeneration. It reinforces and adds detail to the KTPF’s vision and objectives for a mixed and more connected neighbourhood. The guidance sets out key development principles to help deliver new jobs, homes, public open space and community facilities, and provide positive benefits and improvements for the local community.

Challenging the status quo of film studios as industrial sheds in remote locations,Camden Film Quarter is designed as a walkable, mixed-use neighbourhood for creatives, local communities, and visitors alike.

Cutting-edge, combinable sound-insulated stages designed to stack efficiently will allow the film studio campus to sit alongside over 1,000 new homes of mixed tenure including 50% affordable homes on Yoo Capital-controlled land as well as galleries, shops, restaurants and bars, a gym, community spaces and new public open spaces.

Camden Film Quarter will open up a previously underused and poorly accessible site north of Regis Road, introducing a network of new public pedestrian and cycling routes, together with parks and green spaces. The masterplan also includes a new pedestrian and cycle bridge over the railway line, improving access and connecting the neighbourhood to the wider area, including Hampstead Heath.
